Stavros Tolias
Stavros Tolias is a seasoned business executive with over 20 years of expertise, particularly in real estate, international retail and development. His career spans strategic planning, business consulting, and project management, with a strong emphasis on real estate acquisitions, portfolio management, business restructuring, and P&L oversight. Stavros has demonstrated a solid ability to drive business transformations, manage assets, and navigate complex real estate markets.
Currently, Stavros is the CEO of ZOIA, a private equity real estate fund management firm operating in Greece. ZOIA specializes in identifying undervalued real estate assets and transforming them into high-value residential, commercial, and hospitality spaces. Under his leadership, ZOIA has acquired 41 assets and currently manages a portfolio exceeding €200 million. His role involves overseeing the acquisition, development, and strategic management of these properties, enhancing their value and appeal in the market. He is also the founder and Managing Partner of ZOIA living, a flexible living rentals & operations platform aiming to lead the serviced apartments market in Greece.
Prior to ZOIA, Stavros played a key role in real estate management for several high-profile international brands, including Starbucks, Marks & Spencer, Sephora, and GAP, across Greece, Cyprus, and the Balkans. In these roles, he led significant real estate projects, including lease negotiations, store network optimization, and property development across various countries.
Earlier in his career, Stavros served as Franchise BU Director for Carrefour Greece, managing a portfolio of 150 supermarkets and convenience stores across Greece, Cyprus, and Bulgaria. In this role, he oversaw all aspects of the franchise business, including real estate acquisitions, store operations, and network development, helping the franchise business become the most profitable unit for three consecutive years.
Stavros holds an MSc in Applied Economics and Finance from Athens University of Economics and Business (AUEB). His extensive real estate expertise, combined with his strong leadership and negotiation skills, has been instrumental in managing large-scale property portfolios, optimizing real estate investments, and driving business success. Fluent in Greek and English, he continues to lead projects with a focus on maximizing real estate value in highly competitive markets.
In addition to his professional accomplishments, Stavros has served as President of the Greek Franchise Association and is actively engaged in scouting and youth training activities.
